Incentives
The McKinney Economic Development Corporation will assist progressive, quality companies with its half cent sales tax funds. MEDC can use its funds typically to assist a firm's relocation or expansion with infrastructure and site development issues. However, MEDC has great flexibility with the use of its funds and can also provide relocation subsidies, job training assistance, loans, grants, etc. MEDC's incentive package is determined by four criteria:
(A) the number of jobs created (B) the average wage and the gross annual payroll generated (C) capital investment (D) the amount of new taxes generated by the project
Once these factors have been finalized, MEDC can then structure an incentive package accordingly. Other areas of assistance can be considered as deemed essential by the company and subject to approval by the Board of Directors of the McKinney Economic Development Corporation.
Tax Abatement The City of McKinney is committed to the promotion of high quality development in all parts of the City. On a case-by-case basis, the city will give consideration to providing tax abatement on the increment in value added to a particular property by a specific development proposal which meets the economic goals and objectives of the City. The tax abatement shall not apply to any portion of the inventory or land value of the project. Tax abatement may be offered on improvements to real property owned by the applicant and/or on new personal property brought to the site by the applicant. Tax abatement will not be ordinarily considered for projects which would be developed without such incentives unless it can be demonstrated that higher development standards or other development and community goals will be achieved through the use of the abatement. Projects which are developed involving leased real property shall be governed under special terms and conditions which may be set forth in the agreement governing each specific tax abatement.
Triple Freeport Tax Exemption The City of McKinney, McKinney School District and Collin County offer a freeport inventory tax exemption which exempts personal property consisting of goods, wares, merchandise or ores other than oil, natural gas and petroleum, from property taxes. To be eligible, property must be transported out of the state within 175 days of acquisition, but it may first be assembled, stored, manufactured, processed or fabricated locally.
McKinney is one of a very few Dallas Metroplex communities where all three property taxing jurisdictions offer this benefit.
Enterprise Zone McKinney has a designated Enterprise Zone which includes five business parks and the Municipal Airport. Qualified companies located within the Zone may make application for local and state incentives.

University Business Park
University Business Park is a planned development in north McKinney. Owned and developed by the McKinney Economic Development Corporation, this site provides the ideal location for offices, light manufacturing, distribution centers and data center operations. University is located within an established business center near the northeast corner of US 75 Central Expressway and US 380 University Boulevard. Companies located within the park include Orthofix, Camozzi, Tenant Tracker and the Blockbuster Video Distribution Center. The park is also conveniently located near several restaurants and retail outlets.
In addition, new streets and utilities are available within the park. The area is zoned for office and light manufacturing uses. TXU electric and gas are available as well as fiber optic capacity provided by Southwestern Bell. Individual tracts within the park are competitively priced. Currently, there are a 10 acre and a 12 acre site still available. Subdividing is possible.

Collin County Regional Airport
Collin County Regional Airport (TKI) is located in the rapidly growing North Dallas region at the confluence of Routes 121, 75 and 380. It is minutes from downtown Dallas, the Telecom Corridor, Millennium and Legacy Business Parks. The Airport is a General Aviation Reliever to DFW International Airport. A friendly and professional Fixed Base Operator (FBO) offers an array of support services including the essentials of maintenance and fuel, tiedowns, clear span and T-hangars, Hertz rental cars and on-site conference facilities. A flight school and pilot shop are located adjacent to a comfortable lobby and reception area. TKI is unique in its location, amenities, and services, but it is most unique in terms of its room to grow.
A committed public-private partnership works under a management agreement to market and develop both on and off airport properties for the right businesses. For companies needing to expand or looking to relocate, CCRA provides the ideal North Texas aviation facility.
